Roofing in Tullahassee, OK

On October 24, 1881 the Creek council transferred the school at Tullahassee to the Freedmen. The institution had opened in 1850 along the ruts of the Texas Road, and the town that grew around it was incorporated in 1902 and platted in 1907. The Oklahoma Historical Society records Tullahassee as the oldest of the surviving All-Black towns of Indian Territory.

The A. J. Mason Building here is on the National Register of Historic Places, and from 1916 until 1935 the African Methodist Episcopal Church ran Flipper Davis College in the old mission buildings, the only private institution for African Americans in the state. That is public record, not local color.

The housing does not match the age of the town at all. Thirty-five percent of Tullahassee's eighty-five housing units were built in the 1990s and the median build year is 1991, with a further seventeen percent dating from the 1950s. Fifty-four percent are owner-occupied, among the lowest owner shares on our list, which affects who is able to act on a warranty and who is not.

Practically that means two different jobs on the same street. The 1990s houses may still be on an original covering with a live prorated material remedy worth looking up. The 1950s houses are long past any manufacturer obligation, and the number that moves the price there is the condition of the decking, not the shingle.

So we open a test area before committing to a figure. On plank decking with wide gaps, half-inch sheathing over it is a line item that belongs in the estimate rather than discovered on the second morning.

We could not find a published permit process for Tullahassee, or a county inspection service reaching a town this size. That does not repeal the code. The 2018 International Residential Code has been the statewide minimum since September 14, 2022, and a town having no inspector changes who checks the work, not what the work should be.

It also does not repeal the registration requirement. Any roofer working here has to hold a current Oklahoma registration, display the OK-prefixed number at least two inches high on both sides of the truck, and post the name, number and phone at the job site. In a town of this size that is the easiest verification there is: look at the truck.

Roofing work we do in Tullahassee, OK

Broken Arrow Roof Pros covers the same range of work in Tullahassee that we do in Broken Arrow — nothing is carved out because the address is a few miles up the road:

  • Tile Roofing — Tile is rare in Broken Arrow, and that rarity is the whole story on this page. There are a few hundred tile roofs scattered across the metro, mostly on custom builds and a handful of Mediterranean-styled houses put up in the 1990s and 2000s.
  • Flat and Low-Slope Roofing — Almost every house in Broken Arrow with a low-slope problem has the same one: a porch, a patio cover or a room addition running at two or three in twelve, tied into a steep main roof, and finished with the same shingles as everything else. Shingles do not belong there and the manufacturers say so in writing.
  • Roof Coatings and Sealing — This is a service we sell and a service we talk people out of far more often than we sell it. There is one building type where a coating genuinely belongs in this city and several places where buying one will cost you real money.
  • Roof Ventilation — Ventilation costs less than anything else on this list, and it quietly decides whether the rest of it works. It is also the item a production builder takes to the minimum and not one square inch further.
  • Skylights — A skylight is a separate product with its own manufacturer, its own warranty and its own clock, sitting in the middle of a roof covered by somebody else's paperwork entirely. That mismatch is why they cause so much trouble here.
  • Fascia and Soffit — Fascia and soffit look like trim and behave like part of the roof system. The fascia carries your gutters and the soffit supplies half of your ventilation, so a failure here shows up later as problems that seem completely unrelated to the eave.

About Tullahassee, OK — and why local matters here

Tullahassee sits in Wagoner County with a population of roughly 83, close enough to Broken Arrow that crews move between the two constantly. Local landmarks and corridors residents know well include the Tullahassee Mission townsite, the county road running west toward Coweta.

Local knowledge is not a marketing line here. Tullahassee properties share soil, weather, permit rules and construction eras with the rest of Wagoner County, and a roofing contractor who works the area weekly already knows what fails locally and what holds up. That is the difference between a bid and an accurate bid.

What Tullahassee Homeowners Ask Us

How soon can you start a roofing job in Tullahassee?

We can usually walk a Tullahassee property within a couple of days and put the written free estimate in your hands the same week. Start dates depend on material lead times and, where Tullahassee requires a permit, on how long that review takes — we tell you both before you commit to anything.

Are you licensed to work in Tullahassee, OK?

Yes.

Oklahoma roofing contractor registration issued under the Roofing Contractor Registration Act at Title 59, carrying the residential endorsement House Bill 1628 phases in, with the OK-prefixed number posted on the truck and the job site as Section 1151.7 directs, Liability cover written to name roofing work, held above the five hundred thousand dollar residential floor the registrar accepts, with workers compensation filed alongside it, and every job in Tullahassee is backed by a written workmanship warranty naming the flashings, metalwork and low-slope tie-ins that no shingle material warranty pays for.

Where Tullahassee issues a permit for this work we pull it in our own name; not every jurisdiction we serve requires one, and we tell you which yours is.

Do you charge extra to come out to Tullahassee?

No. Tullahassee is inside our regular roofing service area, so the free estimate and the pricing are the same as they are in Broken Arrow. Crews are in Wagoner County most weeks already.
